About Drainage Solutions

Drainage work manages where water goes when it rains or when sprinklers run. In expansive clay soils, large swings between saturated and dry conditions are a major contributor to foundation movement.

Solutions commonly include correcting the slope of the ground away from the house, extending downspouts, adding surface drains or catch basins in low spots, and installing subsurface drain lines that carry water to a safe discharge point.

Drainage is not a substitute for structural repair when a foundation has already moved, but it is often recommended alongside it to help keep conditions stable afterward.

Warning Signs

Signs you may need this service

Water pooling near the foundation after rain

Soggy or consistently muddy areas in the yard

Erosion, mulch washout, or channels forming along the house

Downspouts discharging right at the foundation

Water entering a garage, patio, or crawl space

Seeing one of these doesn't automatically mean repair is required. An on-site evaluation is the only way to know — and sometimes the honest answer is that no work is needed.

The Process

How the work generally goes

  1. 01

    Site walk

We look at grading, downspouts, low spots, and where water is actually collecting.

  2. 02

    Drainage plan

We recommend the combination of grading, surface drains, or subsurface lines that fits the property.

  3. 03

    Installation

Drains and piping are installed and routed to an appropriate discharge point.

  4. 04

    Testing and cleanup

Flow is checked, trenches are backfilled, and the area is restored as closely as practical.

FAQ

Frequently asked questions

Will drainage alone fix my foundation?

Drainage helps manage a common cause of movement, but it does not raise or support a foundation that has already settled. When there is existing movement, drainage is usually paired with structural repair.

Do I still need to water my foundation?

Many North Texas homeowners water around the foundation during dry stretches to limit soil shrinkage. The aim is steady moisture — not saturation — and consistent watering paired with good drainage is generally the goal.

How much will my repair cost?

Cost depends on the size of the home, the type of foundation, how much movement has occurred, and the method used. The only accurate way to know is an on-site evaluation. Our estimates are free and we put the scope in writing before any work begins.

Do you offer free estimates?

Yes. We'll come out, look at the property, take measurements where needed, and explain what we see in plain language — including when we believe no repair is necessary.

Do you work in my city?

We serve homeowners throughout the Dallas–Fort Worth Metroplex and the surrounding North Texas communities. If you're not sure we cover your area, give us a call.
