Overview

About Structural Repair

Structural repair addresses the parts of the home that carry load: beams, joists, columns, headers, and connections — along with related cracking in walls and masonry.

Work can include reinforcing or replacing a damaged beam, adding support where a load path is incomplete, repairing decayed or overloaded framing, and sealing or stitching cracks depending on the situation.

Where an engineer's involvement is appropriate, we'll say so. Some structural work should be designed or reviewed by a licensed engineer before it is performed.

Warning Signs

Signs you may need this service

A visible sag or dip in a floor, ceiling, or roofline

Cracks that continue to widen over time

Bowing or leaning walls

Wood framing that is split, crushed, or decayed

Noticeable movement or flexing under normal loads

Seeing one of these doesn't automatically mean repair is required. An on-site evaluation is the only way to know — and sometimes the honest answer is that no work is needed.

The Process

How the work generally goes

  1. 01

    Inspection

We identify what is carrying load, where it is failing, and what is causing it.

  2. 02

    Recommendation

You get a written scope, including whether an engineer should be involved before work begins.

  3. 03

    Temporary support

Loads are safely supported while repairs are made.

  4. 04

    Repair

Damaged members are reinforced or replaced and connections are corrected.

  5. 05

    Final check

Work is reviewed and the area is cleaned before we finish.

FAQ

Frequently asked questions

Do I need a structural engineer?

Sometimes. For significant structural modifications or unclear causes, an engineer's report is the right call, and we'll tell you when we think one is warranted rather than guessing.

Is this the same as foundation repair?

They're related but not identical. Foundation repair deals with the base the home sits on; structural repair deals with framing and load-carrying components above it. Some homes need one, some need both.

How much will my repair cost?

Cost depends on the size of the home, the type of foundation, how much movement has occurred, and the method used. The only accurate way to know is an on-site evaluation. Our estimates are free and we put the scope in writing before any work begins.

Do you offer free estimates?

Yes. We'll come out, look at the property, take measurements where needed, and explain what we see in plain language — including when we believe no repair is necessary.

Do you work in my city?

We serve homeowners throughout the Dallas–Fort Worth Metroplex and the surrounding North Texas communities. If you're not sure we cover your area, give us a call.
