About Pier & Beam Repair

A pier and beam foundation raises the house above the ground on piers, with beams and floor joists forming the structure above. A crawl space sits between the ground and the floor.

Because the wood framing is accessible, problems are often repairable directly: shimming or replacing failing piers, replacing damaged beams, adding sister joists alongside weakened ones, and correcting sagging in the floor system.

Moisture control in the crawl space is a normal part of the work, since standing water and poor ventilation contribute to wood decay over time.

How the work generally goes

    Support and lift

    Temporary supports are set and the floor system is raised gradually where elevation can be recovered.

  3. 03

    Repair or replace

    Failing piers are reset or rebuilt, damaged beams are replaced, and weakened joists are sistered or replaced.

  4. 04

    Level and secure

    Shims and permanent supports are set so the floor system carries load evenly.

  5. 05

    Moisture follow-up

    We point out drainage or ventilation issues that should be corrected to protect the repair.
